Brownstone was contracted as the Construction Manager (CM) to oversee the design and construction of a new 72,796-square-foot aquatic facility. Brownstone was tasked with the management of the design team, procuring the contractor, conducting value-engineering workshops, oversight of construction, contract administration, change order management, daily site inspections, facilitating regular project meetings, and coordination of all specialty consultants and vendors.

The natatorium was delivered with zero claims or litigation, completed on time and on budget. Our leadership maintained exceptional quality throughout every stage of the project.
Budget
Originally budgeted at $26M, we lowered the cost to $23M through value engineering. A final adjustment to $24.1M covered the addition of a digital monument sign, without impacting performance or efficiency.
Schedule
Our proactive management kept construction on track, extending the schedule by just two months to accommodate the new scope. Strong daily oversight and team alignment minimized delays and change order disruptions.
